“The key one is capital appreciation – location, rainfall, irrigation capacity and soil type. All those flow into what you’re able to produce, and typically high-value land is in areas where there is more certainty around rainfall and irrigation and productive capacity,” Harrison explains.

These characteristics are what make regions like Tasmania and Victoria stand out – where productive land underpinned by reliable water access commands strong valuations and has delivered steady returns over the long-term.

Alongside land value, operational performance plays an equally crucial role. As Harrison notes, “It’s a daily production cycle – cows go in and out twice a day; you have to keep your grass lush and the cows healthy. There is a lot that goes on.”
